25 South Charles Street is a 22-story, 359,000-square-foot office tower in Baltimore’s Central Business District that includes a 450-space parking garage and ground floor retail. The building is centrally located with easy access to the surrounding suburbs and just two blocks from the Inner Harbor; offering tenants access to many urban amenities.
We acquired this well-located Class A asset in Baltimore’s CBD with the understanding that one of the largest tenants was planning to vacate. The strategy was to renovate and reposition the property to increase net operating income through improved leasing and management. Renovations included upgrading the building with a fitness center and conference space.
