Project Overview

254 Second Avenue is a two-story, fully-leased 87,000-square-foot office building in Needham, MA that offers tenants excellent access to both the north and southbound lanes of Route 128/I-95. The property also has a wealth of amenities within walking distance or a short drive including restaurants, retailers, daycare, and fitness centers.

The strategy was to commit to a significant transformation and a top-tier amenity package that includes a fitness center with men’s and women’s locker rooms, an upscale grab and go café, an outdoor patio and renovated common areas. The major renovation and repositioning of the building in the market helped secure long-term commitments from quality tenants, including Brigham and Women’s Physicians Organization and ClearEdge Partners.
