Project Overview

Alta purchased an existing well-located hotel property that was scheduled for foreclosure. The property is located just off of exit 6 on Interstate 293 in the heart of downtown Manchester. After assembling a team of hotel experts, we undertook a major renovation and addition—moving the front entrance to the opposite side of the building and constructing a new lobby and elevator.

Prior to the renovation and repositioning, the hotel was running at less than 15% occupancy. Within one year of operations, the hotel was running at 100% RevPar Index with an occupancy rate of over 65%. The property is adjacent to our one-story conference center, The Falls Event Center.

This investment offered an opportunity to acquire a well-located hotel where the prior owner lacked the capital needed to keep the property updated and competitive.
